Garages and Accessory Structures and Appraised Value
Parking, storage, and outbuildings — how these features actually factor into the value opinion.
Garages, sheds, workshops, and similar structures all contribute to a property's overall utility and value — but each is analyzed on its own terms rather than lumped into the main living area.
Two Categories, Similar Logic
Attached & Detached Garages
Generally valued based on parking capacity and functionality, with market data showing what buyers actually pay for garage space in that area.
Accessory Structures
Sheds, workshops, barns, and detached studios are evaluated for their condition, utility, and whether comparable sales in the market show similar structures being valued.
What This Does Not Mean
These structures aren't ignored, and they aren't automatically counted at their construction cost either — like every other feature, their contribution is grounded in what comparable market evidence actually supports for that type of structure in that area.
