Two Categories, Similar Logic

Attached & Detached Garages

Generally valued based on parking capacity and functionality, with market data showing what buyers actually pay for garage space in that area.

Accessory Structures

Sheds, workshops, barns, and detached studios are evaluated for their condition, utility, and whether comparable sales in the market show similar structures being valued.

What This Does Not Mean

These structures aren't ignored, and they aren't automatically counted at their construction cost either — like every other feature, their contribution is grounded in what comparable market evidence actually supports for that type of structure in that area.
