How to Become a Real Estate Appraiser in Georgia
Becoming a professional appraiser involves more than taking a class — it combines education, credentialing, supervised experience, and professional competency. Georgia regulates real estate appraisers through the Georgia Real Estate Appraisers Board. Licensing requirements can change — always verify current requirements directly with the Board.

Residential appraisal is an analytical profession — inspection, research, comparable-sale analysis, measurement, valuation methodology, and professional report writing, not simply walking through houses and assigning prices.
Complete Required Education
Georgia's State Trainee pathway requires qualifying appraisal education, including required USPAP and Supervisor/Trainee coursework. Georgia Valuation Source is not currently a Board-approved appraisal school — we can help candidates understand the pathway and identify Board-approved education providers.
Board-Approved Education ProvidersState Trainee Credential
A State Trainee works under the supervision of an appropriately qualified Supervisory Appraiser. Georgia Valuation Source does not independently issue licenses or credentials — the Georgia Real Estate Appraisers Board controls all credentialing.
Find Qualifying Supervision
One of the most difficult steps for new appraisers can be finding an appropriate Supervisory Appraiser and gaining meaningful practical experience. Georgia Valuation Source evaluates qualified candidates for structured trainee opportunities where appropriate supervision and sufficient qualifying work are available.
Qualified candidates accepted into our trainee program may have the opportunity to gain qualifying appraisal experience under appropriate supervision, subject to Georgia requirements, assignment availability, performance, and program capacity.

Learn the Profession by Doing the Work
Stage 1
Orientation & Fundamentals
Company systems, appraisal workflow, terminology, ethics, data sources, security, and expectations.
Stage 2
Field Observation
Accompany qualified appraisers where appropriate and learn property inspection procedures.
Stage 3
Research & Data
Property records, market research, comparable research, MLS/data systems where authorized, mapping, and neighborhood analysis.
Stage 4
Guided Analysis
Comparable selection, adjustment reasoning, market analysis, and workfile development under supervision.
Stage 5
Report Development
Participate in appropriate portions of appraisal development and reporting under required supervision.
Stage 6
Increasing Responsibility
As competency develops, trainees may take on greater assignment responsibilities consistent with applicable law, USPAP, supervisory requirements, and company policy.
Stage 7
Credential Advancement
Help qualified trainees understand the documentation and professional-development steps involved in progressing toward their desired credential.

Need Appraisal Experience?
Many aspiring appraisers can complete coursework but struggle to find opportunities to gain practical experience. Georgia Valuation Source wants to help address that problem — for candidates accepted into our trainee program, our goal is to provide structured opportunities to participate in real appraisal assignments under qualified supervision so eligible experience can be properly documented in accordance with applicable Georgia requirements.
Participation does not guarantee any specific number of experience hours, assignments, credential, examination result, employment duration, or licensing outcome. Experience eligibility is determined under applicable Georgia Real Estate Appraisers Board requirements.
