Property Access & Basics

• Confirm the inspection date, time, and who will provide access
• Make sure all areas the appraiser needs to see are reachable (attic, basement, crawlspace)
• Have your address and parcel number handy

Improvements & Documentation

• List major improvements with approximate dates and costs
• Gather permits for any additions, garages, or structural work
• Note any recent repairs to systems (HVAC, roof, water heater)

General Presentation

• Ensure clear pathways to all rooms and mechanical areas
• Address any obviously deferred maintenance you're aware of
• Have prior surveys or appraisals available if you have them
