Appraisal Effective Date & Appraiser Name
Found on the appraisal report itself — your lender's process will ask for both.
Date of Your Request
Note the date you're submitting the request — ROV requests generally cannot be made after the loan closes.
A Clear Description of the Deficient or Unsupported Area
State specifically what you believe is incorrect or unsupported — not just that the value seems low.
Up to 5 Comparable Properties or Data Sources
Fannie Mae's guidance allows up to five comparable sales or additional data sources, each with a short explanation of why it supports your concern.
