Review the Subject Property Section
- Square footage, bed/bath count, and lot size
- Listed condition and quality ratings
- Any improvements that may have been missed
Review the Comparable Sales
- Are the comparables genuinely similar in location, size, and condition?
- Are there more recent or more comparable closed sales the appraiser may not have had?
- Do the adjustments make sense given the differences between the comps and your home?
