How to Verify Any Georgia Appraiser

Get the Appraiser's Full Name
Ask for the exact name as it appears on their state license or certification — not just a company/firm name.

Search the Georgia Verification Portal
Use the Secretary of State's professional license verification search to look up the individual by name.

Check the Classification and Status
Confirm their credential tier (see above) and that their license status is active, not expired, suspended, or revoked.

Check for Disciplinary History
The Georgia Real Estate Commission & Appraisers Board maintains records of formal disciplinary actions.

Confirm the Report Is Signed by That Individual
The person who signs and certifies the report is the one professionally accountable for it — verify that name specifically, not just the firm's reputation.

Georgia Appraiser Credential Classifications
State Registered
An entry-level classification for individuals developing appraisal experience. Requires 90 hours of qualifying education (including the 15-hour National USPAP course) and works under a supervisory appraiser.
State Trainee
Similar entry-level classification, requires an additional AQB-compliant Supervisory/Trainee course, and is intended for individuals gaining experience hours toward a higher classification under a state-certified Supervisory Appraiser.
State Licensed
Requires 150 hours of qualifying education and 2,000 hours of documented experience, plus passing the national licensing exam. Generally limited to non-complex 1-4 unit residential properties under certain transaction-value thresholds.
State Certified Residential
Requires 200 hours of qualifying education and 1,500 hours of experience. Can appraise 1-4 unit residential properties regardless of value or complexity.
State Certified General
The highest classification. Requires 300 hours of qualifying education and 3,000 hours of experience (with at least half in non-residential work), plus a bachelor's degree. Can appraise any property type for any purpose.
Why Verification Matters
- •The individual appraiser — not the firm — is professionally licensed, examined, and accountable under Georgia law and USPAP.
- •A firm's branding, marketing, or years in business don't substitute for the credential and standing of the specific person signing your report.
- •Verification takes a few minutes and applies to any Georgia appraiser — including us. We encourage every client to verify the credentials of whoever signs their report, at any firm.
A company name on a report's letterhead is not itself licensed to appraise property in Georgia — the individual appraiser who signs and certifies the report is the licensed/certified professional, and is the one personally accountable for its content under USPAP and Georgia law.
